Emergency Calls

The Carbondale Housing Authority has a full time maintenance staff during regular business hours and a 24 hour call in number for emergencies during off-hours. The emergency number is given to each tenant at move in. We ask that you use the emergency number for urgent matters only, i.e. gas smell, blocked toilets, water leaks,etc. If you do not have the emergency number, please contact the office.

Lock Outs

If you are locked out of your apartment during regular business hours, call the office and someone from maintenance will come and open your door. If the lockout occurs during non-business hours, you will need to call the emergency maintenance number. Please be aware that you will be charged $25 for maintenance to come open your door during non-business hours.

Maintenance Charges

Tenants are charged for repairs of damages other than normal wear and tear to the premises, buildings, facilities, or common areas caused by the Resident, their household or guests. Maintenance charges will be added to the tenant rent statement in the month following the repair. Please refer to list of charges and their cost listed under the Maintenance Charges tab. If an item is not listed, the tenant will be charged the actual cost of the item plus applicable labor charges.

Work Orders

Tenants are required to call the office for routine work orders. Please do not tell your work order requests to a member of the maintenance staff – they must be processed through the office. Our maintenance staff makes every effort to respond to work orders as quickly as possible, depending on the urgency of the work requested.

Maintenance Charges

No Smoking Policy

Out of concern for the effect that second hand smoke has on those with respiratory or other health related conditions, the elderly populations in general, children, non-smoking adults, as well as the general fire hazard and maintenance issues, smoking is banned on all Carbondale Housing Authority (CHA) properties.

This includes any outdoor or exterior areas owned by CHA, including sidewalks, parking areas, porches, decks and patios.
This policy applies to anyone on CHA property including tenants, their guests, contract employees, or any individual on our property for any reason.

Tenants who violate this policy are at risk for eviction.
Any tenant who disconnects their smoke alarm will be subjected to a $50 fine. Repeated violations may result in eviction.
